Getting the most for your home is critical when selling. There are two important steps that you can take which can expand your exposure to potential buyers.  Selling now even though we are not in a neutral housing market, has advantages.   Nationally, we are approximately at a four month supply, indicating a lower housing inventory supply.  We generally have more buyers looking for homes than what are available.  When you are selling at this time in the market, you have less homes competing for more buyers.  This can often generate multiple offers, allowing more choices for the seller.  In some cases these situations can actually drive up the sales prices as well.  Rising sales prices are another nice little possibility in a seller's market.

The first step:

Build a team for success when you are selling your home.  Go ahead and hire a real estate professional.  A new study by Collateral Analytics, reveals that FSBOs don’t actually save any money, and in some cases may be costing themselves more, by not listing with an agent.  “FSBOs tend to sell for lower prices than comparable home sales, and in many cases below the average differential represented by the prevailing commission rate.”  Sounds like a lot of work with a low return.  For Sale By Owner usually isn't what it is made out to be.

The second step:

Price it a little low.  Now I realize that this may sound a little backwards or even counterproductive, but there are solid reasons for this.  Many homeowners think that pricing their home a little OVER market value will leave them room for negotiation. In actuality, this just dramatically lessens the demand for your house.  When selling you want to be able to have as many buyers as possible attracted to you home.  Here is an example illustrating how pricing a home slightly lower will increase your percentage of buyers likely to "view" your home.  In this example pricing the home slightly below market value, can give you a 15% gain in potential buyers.
